Renovations begin on historic Mid-City warehouse

Work has begun on a historic redevelopment of a warehouse in Mid-City.

The two-story, 36,000-square-foot structure at 4201 Tulane Ave. was built in the early 1920s. It housed Riecke Cabinet Works from 1925 until 1971. Lighting Inc. moved into the building in 1972.

The owner/developer is KCT Real Estate LLC, a real estate investment company owned by Tony and Katherine Gelderman, whose previous historic redevelopment projects include 800 Magazine St., 353 Carondelet St. and The Rink at 2727 Prytania St.

The project at Tulane Avenue, at the corner of South Solomon Street, will include structure rehabilitation, a new roof and restoration of the warehouse’s windows and exterior metal panels to honor the original 1920s façade, a news release said.

Additional phases will include building out the interior space. The owner anticipates announcing a tenant early this year, the release said.

New Orleans-based Urban Properties Real Estate LLC is handling the redevelopment.

The Preservation Resource Center of New Orleans said it has received a preservation easement on the warehouse that will “protect this building in perpetuity.”

“The PRC is thrilled to see the new life that will be breathed into this part of Tulane Avenue by owners KCT Real Estate LLC and their developers Urban Properties,” said Danielle Del Sol, PRC executive director.

Construction began in December 2020 and will last six months, the news release said.

Trine Builders is the general contractor, and Rome Office is the architect.
